Brandon's housing: two building booms
Brandon sits just east of Sioux Falls in Minnehaha County, and it had 11,048 residents at the 2020 Census. Its housing tells two stories. According to the Census Bureau's American Community Survey (2020–2024 five-year estimates), Brandon has about 4,190 housing units. Roughly 1,190 of them were built between the 1950s and the 1980s, including about 450 in the 1970s and about 430 in the 1980s. The biggest single decade, though, is the 2000s, when about 1,240 homes were added, close to 30 percent of everything in town.
For ceilings, that split matters. The 1970s and 1980s homes are where we expect to find classic sprayed popcorn and where testing comes first. The newer homes more often have knockdown or orange-peel ceilings, though some 1990s and early-2000s builds still have acoustic texture in bedrooms and lower levels.
Does a Brandon house need an asbestos test?
It depends on when the ceiling was sprayed. Our rule of thumb is simple. If the home or the ceiling texture could date to before the mid-1980s, we arrange a test with an independent inspector and an accredited lab before any scraping. The EPA says you cannot tell asbestos content by looking at material, and scraping suspect material can release fibers if it is there.
For a single-family home, South Dakota DANR says the state asbestos renovation rules usually do not apply. That saves paperwork, not risk. Our asbestos testing coordination page explains how the visit and lab report work.
If you are not sure when your house was built, the Minnehaha County property records list it, and so will your closing paperwork. Give us the address when you call and we can help you check.
Split-foyers, ranches and lower levels
The steps are the same as anywhere we work. The details change with the layout.
Split-foyer and split-level homes often have a stairwell ceiling that rises over the entry. That ceiling needs a steady platform, not a stepladder, and it adds time. We will price it as its own line.
Ranch homes with open living and dining areas often have one long ceiling across both rooms. You cannot stop halfway through a continuous ceiling without leaving a visible line, so those areas are done together.
Lower-level family rooms in older homes sometimes have ceilings that were textured at a different time from the main floor. Each distinct area gets its own test sample.
From there: we empty and seal the room, cover vents, take down fixtures, mist and scrape, bag the debris, then repair, skim coat, prime and paint.
Split-foyer stairwells get a platformNewer Brandon homes
If your Brandon home was built in the 2000s or 2010s, popcorn is less common but not rare. Owners of newer houses usually call us for one of three reasons:
- A bedroom or basement still has acoustic texture and they want it to match the rest of the house.
- A ceiling has a water stain or crack and they want it fixed without the patch showing through texture.
- They want to move from a heavy knockdown to a smooth ceiling.
For those jobs, testing is often unnecessary, and we will tell you so. The rest of the process, including containment and finishing, stays the same.
How long will we be at your house?
For a typical Brandon ranch with three bedrooms and a living room, plan on about a week from setup to final paint, with the crew there each working day. Scraping is quick. Drying time between skim coats and paint coats is what sets the pace. Most families stay home while we work, with the rooms in progress sealed off.
- Day 1Seal the room, mist and scrape
- Days 2–3Repairs, skim coats, drying
- 2–3 daysOne room, setup to final coat
- ~1 weekA whole main floor
